What Robert “Bob” Adams wrote

“40 YEARS IN OUR HOME - OUR WINDOWS HAVE NEVER LOOKED BETTER!”

He honored his original quote—something I especially appreciated after having other companies quote one price and then raise it once they arrived. Highly, highly recommended.

The price first

See your price in 60 seconds

Five taps and the number is on your screen. No name, no phone, no email until you have it. Screens, tracks and sills are already in it.

Nearly every window cleaner around here asks for your details first and gives you a number later, if at all. I would rather you knew what this costs before you decide whether to talk to me.

Question 1 of 5

Where are your windows?

Three more taps. No name, no phone number and no email until the number is on your screen.

What you are paying for

A window is four things. You get all four.

Most quotes around here cover the glass. Screens, tracks and sills are extras, or they are quietly skipped. Mine are not.

A window in four partsGlass, screen, track and sill. All four are cleaned on every window, and all four are included in the price.GLASSSCREENTRACKSILL

All four. Every window.

  • GlassInside and out, by hand.
  • ScreenTaken out, washed, put back.
  • TrackGrit and leaves cleared out.
  • SillWiped down, corners included.
  • All four. Every window. In the price you were quoted.

The same window

This is the difference

One arched upper window in a Folsom home, before and after. Something had stuck to the glass and left a film behind. On the right you can read the trees through it.

The same arched upper window before and after cleaning. The left half is hazy with a film left by something that had stuck to the glass; the right half is clear enough to read the trees and sky through it.
My own photograph of my own job. The labels were added on the day; the two halves were shot minutes apart in the same light.
A window sill and track before and after cleaning: grit and grime on the left, bare clean track on the right.
A sill and a track from a real job. The before and after labels are in the original photo — I have not built a slider out of two frames that were never lined up.

The part nobody photographs

Everyone shows you clean glass

This is the part that gets left out of a cheaper quote, and it is the part you notice for months afterwards. It is in my price on every window.

In writing

The Same-Hands Standard

Four things I do on every job, written down so you can hold me to them.

Read all five clauses in full

  • The same hands, every time.

Johnny is the only person who will ever be on your property. No crews, no subcontractors, no different technician next visit. You get the same standard every time because you get the same person every time.

  • Screens and tracks are included, not extras.

Every window I clean gets its screen washed and its track and sill wiped out. It is in the price. I will never quote you a cheaper number by leaving them off.

  • The price I quote is the price you pay.

I count your windows before I start, I tell you the number, and that number does not move on the day. If I find something I did not expect, I tell you before I touch it — not after.

  • Seven days of rain cover, for everyone.

If rain dirties your glass within 7 days of my visit, I come back and touch it up free. No membership required.

What it costs, before you call

These are starting prices, not quotes. Your price depends on how many panes you have, how many stories, and how long since the last clean. I will count them with you and give you the exact number before I start. That number will not change on the day.

Who turns up

You are hiring me, not a crew

I am Johnny. I work out of Folsom, and I am the only person who will ever be on your property. I count your windows, I give you the number, and I do the work. There is no office to ring and no different technician next time.

And whatsoever ye do, do it heartily, as to the Lord, and not unto men. — Colossians 3:23

  1. 01

    A two-hour window, not a whole day

You get a two-hour arrival window when you book, not “sometime Tuesday”. If I am running late you hear it from me before the window closes, not after.

  2. 02

A text when I set off

You know I am coming before I am on your street. If nobody needs to be home, you do not have to be — I will tell you which parts need access.

  3. 03

    Photos when I finish

I send you the finished work before I leave, including the tracks and sills. If something is not right, you can say so while I am still standing there.

Straight answers

Questions people actually ask

What does it cost?

Exterior only starts at $180. Inside and out starts at $240. The minimum charge is $180, because a drive plus a setup costs more than a five-window job earns. Screens, tracks and sills are built into that price, not added on top.

Will the price change on the day?

No. I count your windows with you before I start and tell you the number. That number does not move. If I find something I did not expect, I tell you before I touch it, not after.

Do I need to be home?

For an exterior clean, no. For inside work I need access, so someone has to let me in. Either way I text you when I set off.

What if it rains afterwards?

If rain dirties your glass within 7 days of my visit, I come back and touch it up free. There is no membership and no fee for that.

How long does it take?

A single-story home is usually a morning. A two-story home with screens and tracks is usually most of a day. I book one job at a time so yours is not squeezed.

Who actually turns up?

Johnny. Every time. There are no crews and no subcontractors, so the person who quotes the job is the person who does it.
