Window cleaning in Folsom, CA

I live here. My van starts in Folsom every morning, so there is no travel charge and no two-week wait for someone to come out from the valley. Glass, screens, tracks and sills on every window, for the price I gave you before I started.

You are hiring Johnny Acevedo, one person, 2025 onwards. No crew, no subcontractor, no different technician next time.

40 YEARS IN OUR HOME - OUR WINDOWS HAVE NEVER LOOKED BETTER!

Johnny Cleans Windows was such a pleasant—and candidly unexpected—surprise! Over the years, our experiences with window cleaning companies have been okay at best. Johnny completely changed that :-) From the beginning, Johnny was professional, attentive, honest, and incredibly responsive. If he was running even a little late, he called. He honored his original quote—something I especially appreciated after having other companies quote one price and then raise it once they arrived. Once Johnny started working, he discovered that our window sills were in much worse shape than he anticipate. I have to admit, it had probably been 15 years since they were thoroughly cleaned! Johnny normally cleans the bottom sill, but he noticed the side sills also needed serious attention. He cleaned those too, at no additional charge! His equipment, technique, and organizational skills impressed me, but his attitude impressed me even more. He kept going the extra mile without ever grumbling or looking for ways to add extra fees. Johnny is new to Folsom, but he brings years of commercial window-cleaning experience with him, and it shows in the quality of his work. We have lived in our home for 40 years, and our windows have NEVER looked this good! Johnny has earned a customer for life. Even when we move, he’s coming with us! Highly, highly recommended.

Why glass here goes off so fast

Three things dirty Folsom windows

  • Sprinkler hard water

Overspray lands on the lower panes every morning and dries in the sun. What is left behind is mineral, not dirt, so it does not come off with soap and it gets worse every season it is left. Catch it early and it washes off. Leave it long enough and it etches the glass permanently.

  • Foothill dust

We sit where the valley meets the foothills, and the dry months coat everything in a fine gray film. It shows worst on big west-facing glass in the late afternoon, which is exactly when you are looking through it.

  • Oak pollen in the screens

Folsom has oaks everywhere, and in spring the pollen clogs the mesh rather than the glass. A cleaner who washes the glass and leaves the screen in place has left the actual problem on your window. Mine come out, get washed and go back.

The same arched upper window before and after cleaning. The left half is hazy with a film left by something that had stuck to the glass; the right half is clear enough to read the trees and sky through it.
An arched upper window on a Folsom home, before and after. Something had stuck to the glass and left a film behind. My photograph, my job, both halves shot minutes apart in the same light.

The streets I work

Historic Folsom, Empire Ranch, Natoma Station, Willow Creek and Briggs Ranch — and everywhere else inside 95630. Folsom is not one kind of house. Older single-story homes near the historic end of town have small divided panes that are counted pane by pane. The newer parts are mostly two-story with tall great-room glass, which I reach from the ground with a water-fed pole rather than leaning a ladder on your gutter.

Whichever you have, I count the windows with you first and tell you the number.

What you are paying for

A window is four things. You get all four.

The most common complaint in this trade is not bad glass. It is tracks, sills and screens quietly left out of the job. Published local price lists charge $3 a screen and $3–$9 a track. On a 25-window Folsom home that is $150–$300 of extras. I do not charge for any of it.

The Same-Hands Standard

Five standards, and every one of them is something you can hold me to on the day.

  1. 01

    The same hands, every time.

Johnny is the only person who will ever be on your property. No crews, no subcontractors, no different technician next visit. You get the same standard every time because you get the same person every time.

  2. 02

Screens and tracks are included, not extras.

Every window I clean gets its screen washed and its track and sill wiped out. It is in the price. I will never quote you a cheaper number by leaving them off.

  3. 03

The price I quote is the price you pay.

I count your windows before I start, I tell you the number, and that number does not move on the day. If I find something I did not expect, I tell you before I touch it — not after.

  4. 04

Seven days of rain cover, for everyone.

If rain dirties your glass within 7 days of my visit, I come back and touch it up free. No membership required.

  5. 05

If a pane is not right, I come back.

Call or text me within 7 days and I return and redo it at no charge. No forms, no arguing.

Straight answers

Window cleaning in Folsom — common questions

Are you actually based in Folsom?

Yes. I live and work in Folsom 95630, so your job is a drive of minutes, not an hour. That is also why I can come back for a touch-up without it costing me a morning.

What does window cleaning cost in Folsom?

Exterior only starts at $180. Inside and out starts at $240. The minimum charge is $180. Screens, tracks and sills are in that price, not added to it. Your exact number depends on how many panes you have and how many stories.

Is window washing the same as window cleaning?

Same job. Some people say window washing, some say window cleaning, and people in Folsom search for both. I do not charge differently depending on which one you typed.

Can you get the hard water spots off?

Sometimes, and I will not promise it before I look. Sprinkler overspray leaves mineral on the glass; if it has been baking on for years it can etch the surface, and etching does not wash off. I test one pane, show you the result and quote it then. Nobody pays for a guess.

When is the best time of year to have it done in Folsom?

Late spring, once the oak pollen has finished dropping and stopped loading up the screens, and again in autumn before the first rain. Two visits a year keeps on top of it. One is better than none.

Do I need to be home?

Not for an exterior clean. For inside work someone has to let me in. Either way I text you when I set off, so you are not waiting in all morning.

Ready for clean windows in Folsom?

Get the number yourself in about a minute, or call and ask me. Same person either way.
