Here are my starting prices. You do not have to fill in a form to see them, and you do not have to wait for me to stand in your driveway before anyone will say a number out loud.

Starting prices, in public
Most homes here land between the two top lines. A single-story home with a normal number of windows starts at the minimum; a two-story home with a lot of glass costs more, because it takes longer and it takes a ladder.
Screens, tracks and sills are on every line. They are not an upgrade and they are not an add-on I mention once I am already there.

Before you compare
These are starting prices, not quotes. Your price depends on how many panes you have, how many stories, and how long since the last clean. I will count them with you and give you the exact number before I start. That number will not change on the day.
What is included
A window is four things. You get all four.
When I quote you a window, I mean the whole window. Not the outside of the glass with the rest listed as extras further down an invoice.

Travel is in the price
No call-out fee, no fuel surcharge and no mileage line anywhere in these towns: Folsom, El Dorado Hills, Granite Bay, Cameron Park, Arden-Arcade. If you are outside them, say so when you call and I will tell you honestly whether the drive works.
And the tidying up
Gates closed, windows latched, furniture back where it was, and every leaf and every drop of dirty water taken with me. That is part of the job, not a favor.

These are not hidden extras. They are jobs where a printed number would be a guess, so I quote them on site, in front of you, before any work starts.

Hard water stain removal
Sprinkler spotting is not dirt. It is mineral bonded into the glass, and how much comes off depends on how long it has been there. I test one pane first, show you the result, and tell you what I can and cannot remove before you agree to anything.

Commercial work
Storefronts and offices are priced per visit on a round, not per window, because frequency changes the job. Call or text me and I will walk the building with you.

Roof cleaning
Pitch, material and access change this job more than any other. I will not print a number I would have to take back when I see the roof.
The floor
Why there is a $180 minimum
A five-window job takes me about as long to reach and set up for as a thirty-window job. The drive out, the ladder off the van, the water tank, the buckets, the walk round with you, the pack-down at the end — that is most of the morning before the first pane is touched. Charging by the window alone would mean the small jobs lose money, and a business that loses money on small jobs solves it by rushing them or by adding a fee at the door. I would rather tell you the floor now.
So the minimum charge is $180. If your home only needs a handful of windows done, that is the number, and it does not move once I arrive. If it needs more, the price goes up with the count — and I count them with you first.
How I count
Not sure what counts as one window?
A sliding glass door, a bay window and a set of French panes are all one opening and three different prices. I have written down exactly how I count, so the number you get on the phone is the number you get on the day.
