Johnny Acevedo cleaned our windows inside and out Yesterday. He did a fantastic job. His company is Johnny Cleans Windows. 559-727-1521. He was very professional. We will definitely use him again.
This is a young, uniform city by housing standards. Nine in ten homes are single-family detached and well over half were built since 2000, with a median build year around 2002 — which in practice means two stories, tall great-room glass, arched foyer windows and hillside lots where the upper floor is further off the ground than the floor plan suggests.
That stock is why the job here is usually bigger than the same job in an older town, and why an hourly rate would be the wrong way to price it. I count the windows, quote the number, and the number does not move because the house turned out to be tall.
Two conditions do most of the damage. Sprinkler overspray dries as mineral on the lower panes, and left for a few seasons it stops being dirt and starts being etching. Foothill dust settles on the high glass through the dry months and reads as a gray haze the moment the afternoon sun hits it. In spring, oak pollen loads the screens rather than the glass, which is why washing the glass alone leaves the real problem where it was.

Exterior only starts at $180. Inside and out starts at $240. The minimum charge is $180, and screens, tracks and sills are included rather than added on. Big two-story homes with a lot of glass land above those starting numbers, which is why the estimator asks for stories and window count before it gives you a figure.
Can you reach two-story and great-room glass?
Yes, and mostly from the ground. A water-fed pole with purified water reaches the upper floor without a ladder resting on your gutter or your flower beds. Where a pole cannot reach it, I say so before I quote it rather than after.
Do you clean skylights?
Yes, $30 each on top of the window price. They are the panes nobody looks at until the light through them goes gray.
Can you remove hard water spots from the sprinklers?
Sometimes. Overspray leaves mineral on the glass, and if it has been left for years it can etch the surface permanently. I test one pane, show you what came off, and quote it on the spot. I will not take money for a stain I cannot shift.
